TERRADRIVE
PRECAST HOUSE FOUNDATIONS
Precast House Foundations | Modular Ground Beam Systems
Terradrive provides a comprehensive precast house foundation system designed to meet the demands of modern Irish construction. By combining factory-controlled precast concrete piling, pile caps, and high-strength ground beams, we offer a modular solution that overcomes the challenges of traditional on-site pouring, such as weather delays and skilled labour shortages.
Precast House Foundations – Ground Beams
This house foundations solution is designed to improve installation time while minimising waste and is suitable for use in residential and commercial building projects.
How Precast House Foundations are Made
Factory Made
Foundations are cast in a controlled environment, ensuring consistent strength and quality.
Engineer Designed
Precast ground beams are made for the housing project type, using the latest concrete technology, and taking into consideration features like reinforcement, insulation, and connection points.
Delivered Ready, to Site
Offsite construction means that ground beams are delivered and quickly installed, reducing on-site labour and/or weather delays.

How is the Terradrive System Installed?
Precast house foundations are modular, factory-manufactured concrete systems used to create stable building bases. The process involves driving precast piles into the ground, fitting them with pile caps, and connecting them with precast ground beams. This method is preferred for its speed, high quality control, and ability to be installed in adverse weather conditions compared to traditional wet-pour concrete foundations.
Stage 1
Piling & Pile Testing

Piling & Pile Testing
The first stage in the process is the installation of the bearing piles. Precast concrete piles, supplied in 3 available sizes – 200 mm sq, 250 mm sq or 300 mm sq, depending on the prevailing ground conditions, are installed to the piling layout drawing.
Once the pile driving operations have been completed, a selection of piles is tested in accordance with the clients’ specifications.
Stage 2
Preparing

Preparing
Following satisfactory pile testing, and approval of piling by the client, the piles are cut down to the required levels, leaving the reinforcement exposed for incorporation into the pile cap and ground beams.
A “blinding matt” is placed around the piles to provide a level base for the pile caps to sit on.
Stage 3
Placing & Fixing Caps

Placing & Fixing Caps
The caps are set into position over the reinforcement projecting from the piles. Careful positioning of the pile caps ensures correct orientation to receive the ground beams. The reinforcement from the piles protrudes through the top of the pile cap.
Stage 4
Positioning Precast Beams

Positioning Precast Beams
Once the pile caps are in place, the precast ground beams are set in position. Each ground beam has a specific reference number ensuring correct positioning.
Stage 5
Fixing Precast Beams

Fixing Precast Beams
Prior to final fixing, all ground beams are surveyed to ensure correct positioning within allowable tolerances. Shutters are fixed to the ground beams and concrete is cast into all voids to provide a continuous element.
Stage 6
Handover

Handover
When the in-situ concrete has set (usually following 24 hours), the shutters are removed and the house foundations are completed.
What are the Key Advantages of using Precast House Foundations?
Speed
Faster construction due to off-site manufacturing and simplified on-site assembly.
Quality & Precision
Factory control ensures higher strength, tighter tolerances, and uniform performance.
Cost-Effective
Reduces labour, material waste, and project time, leading to cost predictability.
Improved Safety
Less site disruption and reliance on scarce traditional trades
Durability
Highly resistant to moisture, fire, and harsh weather.
Sustainability
Less site waste, reduced transport, and lower overall environmental impact.
